Listing acquisition for Dubai brokerages

Sourcing the supply side of Dubai real estate.

Calling window 09:00 to 18:00 · enforced in-system

EstateCaller is a listing acquisition system for Dubai brokerages. Andrew, the voice layer, calls owners across a community, qualifies who's ready to sell, lease or hand over management, and books the callback with your specialist. Buyer-lead tools fight for demand; we fill the supply side.

Built for listings.

Anyone can help you answer the phone faster. We fill the pipeline everyone is fighting over.

The problem

Every other proptech AI fights over demand. We fill the supply side.

Portal callbacks are inbound and legal. That's where every AI tool competes. Cold owner outreach is outbound and regulated. That's where the scarcity is. Dubai softened in Q1 2026 (first YoY price decline since 2021) and the handover wave is landing. Sourcing gets easier exactly when buyer lead-gen gets harder, if you can run outbound without losing your licence.

Your callers work eight hours

Owners answer across the whole window, in four languages, and rarely on the first attempt.

Every caller sells differently

The script drifts by the fortieth call, and nobody can prove afterwards what was actually said.

One complaint reaches RERA

Brokers have been suspended and fined for exactly this. The licence is the thing at risk.

Campaigns

Three campaigns, one system

Each one runs on the same engine, the same compliance controls and the same specialist handoff. Start with sourcing and add the rest when it's working.

How it works

From a spreadsheet of owners to a signed mandate

Five steps. Your team controls every one of them, and the system refuses to start until the compliance checks pass.

01

Load your owners

CSV, CRM sync or API. Numbers normalised, duplicates merged, suppressed numbers flagged before anything dials.

02

Set the playbook

Pick a persona, a community knowledge pack and the objections your team actually hears.

03

Clear the checklist

The campaign won't start until every compliance gate passes. That's the point.

04

The agent calls

Identifies itself, gives the recording notice, asks permission, qualifies, handles objections, books the callback.

05

Your specialist takes over

A WhatsApp brief lands in seconds and the outcome is tracked through to a signed listing.

Compliance

Built so it can't call the wrong person at the wrong time

Most AI callers put compliance in a prompt and hope. We put it in the database. A campaign that fails a check cannot start, and a running campaign that breaks one pauses itself.

WINDOW-01

09:00 to 18:00, your timezone

You can narrow the window. You cannot extend it.

DNCR-01

Screened before every dial

No number is called without a current registry check.

FREQ-01

One call per owner per day

Counted across every campaign you run, not just this one.

CONSENT-01

Permission before qualifying

Identity, company, purpose and recording notice come first.

SOURCE-01

A truthful data source

No campaign launches without an honest answer to “how did you get my number?”

STOP-01

Removal is instant and permanent

Suppressed everywhere, in the same second, across all campaigns.

EstateCaller provides compliance controls. Telemarketing approval, lawful data and licence-registered numbers remain the brokerage's responsibility. This is not legal advice.

Compliant by default.

Not a setting someone has to remember to switch on.

Specialist handoff

The moment that matters is after the call

The agent never negotiates, never values, never closes. Twelve seconds after the call ends, your specialist has everything.

A queue, ordered by who's actually ready

Your specialists work a list of owners who agreed to a callback, not a list of numbers to try.

What we report

Listing appointments, not minutes

Anyone can sell you call volume. The only number that matters is how many owners your specialists actually meet, and how many of those become signed mandates.

Questions

The ones brokerages actually ask

Yes, under the same telemarketing rules that apply to human callers: prior approval, registered local numbers, a 09:00–18:00 window, registry screening, disclosure and a recording notice. EstateCaller enforces the operational half of that in the system. The approval, the data and the numbers remain yours.

No, and we'd be cautious of anyone who does. You bring your own CRM contacts, your past landlords, or a lawfully obtained list. Every campaign has to declare where its data came from, and that declaration is what the agent says when an owner asks.

The agent confirms, ends the call, and the number is suppressed permanently across every campaign in your workspace. It can't be queued again, including by a later import.

Always, when asked. That rule can't be switched off. Saying it upfront in the opening line is a per-campaign setting you control.

It doesn't answer. Valuations are your specialists' work and your commercial advantage. The agent offers a no-obligation valuation call and books it.

For production, yes. Calls must come from numbers registered to your commercial licence, connected through your operator. We handle the integration; you hold the numbers. This is usually the longest lead time in setup, so we start it in week one.

It replaces the first three minutes of a call, not the relationship. Your specialists stop dialling through lists and start meeting owners who have already said they're open to talking.

You do. Your data, your recordings, your leads, exportable at any time. We own the platform and the playbook framework.
